FENIX II: Where Art, History and Nature Unite

For the transformation of the historic FENIX II warehouse in Katendrecht, Rotterdam, the client sought a sustainable, aesthetic, and technically advanced solution for the rooftops. In this project—where architecture and history are beautifully intertwined, resulting in an architectural masterpiece—the green roof had to add value, both visually and functionally. The iconic FENIX building is now home to a new art museum focused on migration and was officially opened to the public by Queen Máxima of the Netherlands on 15 May 2025.

A clear focus on experience and quality

The client was looking for a green roof that not only supports water retention and biodiversity but also adds visible value to the character of the building. A rooftop garden with a recognisable pattern, offering an attractive view from the surrounding taller buildings and terraces.

Sempergreen’s approach: customisation from the very start

Sempergreen was involved early in the project. Together with the design teams, we selected and cultivated a special mix of Sedum plants to create a distinct pattern on the roof. A combination of Sedum-mix blankets and Click ‘n Go Light Sedum trays was used. The trays made it possible to apply sharp colour bands, delivering a graphic effect that matches the architectural design.

Special attention was paid to the area surrounding the Tornado sculpture. To prevent damage to the vegetation from sunlight reflected off the sculpture’s shiny surface, a wide gravel border was deliberately installed around the base. This keeps the green roof healthy and gives the Tornado room to shine.

The green roof is not just aesthetic—it reduces pressure on the sewer system, improves local biodiversity, and helps cool the city.

Unique in appearance and execution

The pattern of the green roof is clearly visible from the building’s upper floors and surrounding structures. Thanks to its carefully considered layout and lightweight build-up, the roof is suitable for the existing structure without compromising on quality or sustainability. The combination of natural vegetation and clean lines gives the roof a distinctive look that fits perfectly within the urban character of Katendrecht.
