In Belgian Kapellen, Steen Real Estate developed a new-build project combining apartments with its own office. With multiple SemperGreenwalls, both indoors and outdoors, sustainability is given a visible role in architecture, comfort and biodiversity.

In Kapellen, Steen Vastgoed realised a future-proof new-build project with ten apartments and a company office for its own use. Sustainability was not an afterthought, but the starting point. By applying multiple SemperGreenwalls, both on the exterior façades and inside the building, the project gained a strong green identity. The façades act as a powerful calling card for residents, visitors and the surrounding area. Here, greenery is not decoration, but an integral part of the design and the project’s identity.
No fewer than eight SemperGreenwalls have been installed on the exterior of the office building, forming a green shell around the structure. Inside, a SemperGreenwall Indoor creates a natural transition from outside to inside. Employees and visitors immediately experience a different atmosphere: calmer, warmer and more human. The greenery softens the architecture and turns the office into a place you enjoy entering and staying in.
The more than 3,700 plants in the green façades do more than enhance the building visually. They absorb and reflect sunlight, reducing heat build-up on the façade and keeping the indoor climate more comfortable during warm days. Combined with solar panels on the roof, this contributes to an energy-efficient building. The Cradle to Cradle Certified systems fit perfectly with the ambition to build sustainably and future-proof.
Especially in summer, the ecological value of the green façades becomes clear. The flowering outdoor plants provide an important food source for insects such as bees and butterflies. In an increasingly densified living environment, vertical gardens create new habitats. In this way, the project supports not only the comfort of residents and users, but also biodiversity in the immediate surroundings.
The planting of the exterior façades has been carefully tailored to the building’s sun orientation. Sun-exposed façades feature robust, flowering species, while shadier sides host different plant varieties. This ensures the wall remains balanced, healthy and visually attractive all year round, with subtle seasonal changes.
Greenery in the working environment has a proven positive effect on people. Employees experience more calm, less stress and improved concentration. The green walls create a pleasant atmosphere where wellbeing and job satisfaction come together. This makes the office not only more enjoyable to work in, but also more welcoming for visitors.
The building in Kapellen serves as a pilot project for Steen Vastgoed. Experiences with green façades are being incorporated into future developments, both residential and commercial. This aligns with the developer’s long-standing commitment to the BEN principle, Nearly Energy-Neutral Building. This approach previously earned Steen Vastgoed recognition as an ‘Energy-Conscious Contractor’ from Bouwunie.
