FENIX II: Where Art, History, and Nature Unite

The transformation of Rotterdam’s historic FENIX II warehouse combines heritage with innovation. A sustainable green roof enhances both beauty and function, crowning the new museum dedicated to migration.

Multifunctional Surface

Every component of the roof plays a role. Rainwater is buffered, and nature is afforded space to flourish.

Climate adaptive design

The roof stores water during heavy rainfall and helps cool the surroundings during summer heat.

Biodiversity in the Built Environment

A diverse planting plan attracts pollinators, birds, and native insects. This turns the roof into a thriving ecosystem.

For the transformation of the historic FENIX II warehouse in Katendrecht, Rotterdam, the client sought a sustainable, aesthetic, and technically advanced solution for the rooftops. In this project—where architecture and history are beautifully intertwined, resulting in an architectural masterpiece—the green roof had to add value, both visually and functionally. The iconic FENIX building is now home to a new art museum focused on migration and was officially opened to the public by Queen Máxima of the Netherlands on May 15, 2025.

Green and full of character within a complex design

Realizing the green roof on FENIX required a custom approach. The building features height differences, unique shapes, and an iconic centerpiece: the shimmering ‘Tornado’ sculpture by architect Ma Yansong (MAD). The green roof needed to align with the architectural vision, support the building’s sustainability goals, and withstand the urban climate of Rotterdam.

A clear focus on experience and quality

The client was looking for a green roof that not only supports water retention and biodiversity but also adds visible value to the character of the building. A rooftop garden with a recognizable pattern, offering an attractive view from the surrounding taller buildings and terraces.

Sempergreen’s approach: customization from the very start

Sempergreen was involved early in the project. Together with the design teams, we selected and cultivated a special mix of Sedum plants to create a distinct pattern on the roof. A combination of Sedum-mix blankets and Click ‘n Go Light Sedum trays was used. The trays made it possible to apply sharp color bands, delivering a graphic effect that matches the architectural design.

Special attention was paid to the area surrounding the Tornado sculpture. To prevent damage to the vegetation from sunlight reflected off the sculpture’s shiny surface, a wide gravel border was deliberately installed around the base. This keeps the green roof healthy and gives the Tornado room to shine.

The green roof is not just aesthetic—it reduces pressure on the sewer system, improves local biodiversity, and helps cool the city.

Unique in appearance and execution

The pattern of the green roof is clearly visible from the building’s upper floors and surrounding structures. Thanks to its carefully considered layout and lightweight build-up, the roof is suitable for the existing structure without compromising on quality or sustainability. The combination of natural vegetation and clean lines gives the roof a distinctive look that fits perfectly within the urban character of Katendrecht.

A green crown on an architectural masterpiece

The result is a living green roof that seamlessly aligns with FENIX’s ambition: a place where past, future, art, and culture converge. The green roof contributes to Cathy’s climate adaptation, improves comfort, and offers a beautiful view for residents and visitors alike.
